What is Your Home Worth?

Appraisals are an indispensable part of the home buying process, so it’s important to know how they work. Essentially an appraisal completed by a professional is just an in depth walk-through of your property that will verify that the sale price of the home is equal to or lesser than the fair market value for the area. During this time the appraiser will sketch and take photos of the property layout and will also make sure there are no safety code violations that need to be fixed before the lender approves any loans. In general budgeting for $250-$600 should cover everything that you’ll need to get a well done appraisal and get you well on your way to selling your home.

Staging Your Home, on a Budget

A recent survey from the NATIONAL ASSOCIATION OF REALTORS® shows that: * 77% of buyers’ agents said staging makes it easier for their buyer to visualize the property as their future home. * Tidy Up – clear extra gadgets from kitchen counters and side tables, remove pictures and magnets from refrigerator, straighten bookshelves * Clean up – deodorize all carpets, polish furniture, wipe flight fixtures, clean fireplace, make sure bathrooms are mold free * Add finishing touches – decorative pillows, plants, linens on tables, fresh flowers, scented candles, add/move lamps to dark areas, coordinate towels in bathroom,

Buy or Rent, Which is Financially Better?

Are you trying to decide if it’s financially better to rent or buy a home? I found a neat tool today that helps you find how many years it takes for buying a home to equal renting one. According to Zillow’s Rent vs Buy Calculator, if you were to buy a home in Lynchburg, VA for $143,900. It would be a better investment to buy a home, than rent, if you live in your home for at least 2 years and 4 months.

Josh did an incredible job in a less than perfect situation. Our house was a rental and we lived out of state. Josh took it upon himself to build a relationship with the tenants and work with their schedule for showings. We’re very thankful for his commitment and his knowledge of the area to help sell our home.
